    Explain whether the home is leased long-term, offered to short-term guests, partly owner-occupied or currently vacant. Changing use can change the appropriate coverage.

  2. Bring the property details

    Have the Oklahoma address, roof and building updates, ownership information and a list of appliances or furnishings you provide. For a condo, include the association documents.

  3. Define the loss-of-rent trigger

    Ask whether lost rental income is covered after insured property damage, for how long and up to what limit. Keep tenant nonpayment and ordinary vacancy as separate questions.

It may not. Tell the agent how and how often the property is rented before selecting coverage or changing use.

Does landlord insurance replace a tenant's renters policy?

No. The property owner's coverage and the tenant's belongings and personal liability are separate concerns. Discuss each with the appropriate policyholder.

What should I explain about the rental’s occupancy?

Describe long-term tenants, short stays, vacant periods and any renovation work. Ask whether the proposed policy permits those uses and what notice is required when they change.

How should I compare rental-income protection?

Check the covered cause of loss, payment limit and duration. Ask how the policy treats a tenant who stops paying; rental-income coverage after property damage is a different question.
