Provide the lease length, vacancy periods and any owner occupancy. Short-term rentals may need different coverage from a conventional landlord policy.
- 02Review building and liability limits
Include landlord-owned appliances, furnishings and detached structures. Discuss how the building would be valued after covered damage.
- 03Ask about covered lost rent
If a wildfire or another covered event requires repairs, ask when rental-income protection applies, its waiting conditions and payment limits.
- 04Separate flood and maintenance
Review New Mexico runoff exposure separately. A landlord policy generally excludes flood damage and ordinary wear or maintenance.

Your policy is for your rental-property interests. Tenants should review their own renters coverage for possessions and personal liability.
Will lost-rent coverage pay whenever a unit is vacant?
Do not assume that. Ask whether coverage requires damage from a covered loss and what time limits apply. Routine vacancy or unpaid rent is a separate question.
What should I explain about the rental’s occupancy?
Describe long-term tenants, short stays, vacant periods and any renovation work. Ask whether the proposed policy permits those uses and what notice is required when they change.
How should I compare rental-income protection?
Check the covered cause of loss, payment limit and duration. Ask how the policy treats a tenant who stops paying; rental-income coverage after property damage is a different question.
