Ask the association about its wind and hail deductible. Then ask how your own loss assessment coverage would respond to an eligible assessment and what exclusions or sublimits apply.
- 03Plan for belongings and a temporary move
Estimate personal property value and review loss-of-use limits. Include upgrades you have made since purchase so the quote reflects today's unit.
- 04Ask a separate flood question
Confirm whether the association carries flood insurance and which parts of your unit or contents remain your responsibility. A master policy summary is not proof that every flood exposure is insured.

Its coverage varies. Your unit improvements, belongings and personal liability may need separate protection; review the master policy before setting your limits.
Does loss assessment coverage pay every HOA charge?
No. Ask which covered causes of loss qualify, how association deductibles are treated, and what limits apply. Routine maintenance and other assessments should not be assumed covered.
What documents help clarify the association’s coverage?
Have the association’s master-policy summary, insurance requirements and relevant bylaws ready. Ask where its responsibility ends, including improvements inside your unit and the master-policy deductible.
What should I review after renovating my condo?
Identify upgrades to cabinets, flooring, fixtures and other finishes. Ask whether the proposed dwelling amount reflects those improvements and how a covered loss would be settled.
